Being on the continent, our real estate agent recommended Grey Owl for a housing inspection as we purchase a new home for our parents to return home. Steve was an exceptional inspector whose primary focus is safety. Since we are in California, he was able to guide us through his findings explaining in great detail a summary of what he found, taking us around the house on phone video call. He also suggested possible solutions and causes for each issue he found. He was open to every question we had. His thoroughness was greatly appreciated. Carl was the name of the inspector who did the inspection. Carl introduced himself, as respectful and pleasant. He was comfortable not nervous and business-minded. Carl walked through the apartment/condo looking at things and taking pictures. He was turning fans, stove, washer, dishwasher on to see if they were operable, Sliding doors, AC Units, electrcal outlets, windows, closet doors. Carl was very thorough and would make comments as he went through the unit. I learned many things for example one GFCI outlet was not active.

Although, this inspection was for a tiny condo, the inspector treated this assignment with the utmost diligence, as though he was personally inspecting his own home. Thank you, Grey Owl.

Steve was very thorough and honest. He noted concerns with details such as washer drainage issue and electrical outlets outdated, as well as bigger items like drainage/settling observations and electrical wiring safety issues in the attic. Overall I had a great experience with Grey Owl. Their online scheduling and payment method is user-friendly, and they answered their phones promptly when I had a question about scheduling. I highly recommend them and will go with them again in the future.

Wow. If only everything ran this smoothly in Hawaii. Called at 6pm? dude was there next day, 11am. As a Realtor I’ve worked with a lot of inspectors in the past 15 years. Grey Owl is definitely one of the most professional and competent companies I’ve dealt with.
The inspection is very thorough. The inspector has to go through a standardized list of items to complete the inspection. Afterwards the inspector goes through each item on the list as they walk you through the property. They have a laptop on sight and will send you a pdf copy of the report along with photos. You usually get it within 24 hours or less.

My experience with Grey Owl was top notch! Scheduling was quick and painless. The receptionist were fantastic with coordination via the phone and email for billing and ironing out inspection details.
The inspector, Ivan, was 5 mins early for the appointment and was very polite and friendly. He took his time and didn’t mind me tagging along and asking questions. He saved major explanations for his final walk through. Ivan took extra time to explain his worry areas and his overall opinion of what he found. He had his full report emailed with an hour of completion, I was stunned!
This was hands down a better experience than I could have asked for. Wouldn’t waste your time with any other company!
